The most notable change is the end of the residential real estate route. You can no longer qualify for a Golden Visa by purchasing an apartment in Lisbon or Porto. Instead, the €500,000 fund investment is the primary path. To qualify, you must invest in a venture capital or private equity fund where at least 60% of the capital supports Portuguese companies. These funds must have a maturity of at least five years.

Who is affected by the changes

Digital nomads and remote workers currently benefit from the Golden Visa's flexible stay requirements. You only need to spend seven days in Portugal during your first year, and 14 days every two-year period after that. This allows for full Schengen travel freedom while maintaining a path to permanent residency.

For those eyeing a Portuguese passport, the situation is currently in flux. While Parliament recently proposed extending the residency requirement from 5 to 10 years, the Constitutional Court blocked key parts of the law in December 2025. This means the 5-year timeline remains the current standard for now, though future revisions are expected.

How to move forward

If you are considering the investment route, expect a processing time of 12 to 18 months. You will need to maintain your investment for at least five years before applying for permanent residency or citizenship. Applicants must also pass an A2-level Portuguese language exam to finalize their naturalization.

Other available routes include a €250,000 donation to cultural heritage or €500,000 for scientific research. Families can be included in the same application, covering spouses, children, and dependent parents.
