National rents dropped 1.9% year-over-year this January, with further monthly declines recorded in February.

This shift comes as the government's "Construir Portugal" strategy continues to ramp up housing supply. For existing tenants, the 2026 rent update cap is set at 2.24%, providing a predictable ceiling for those already in long-term contracts.
