In these markets, rents are no longer following standard inflation. Instead, they are driven by a combination of limited housing supply and the high purchasing power of remote workers.

In Lisbon, central area rents surged 28% year-on-year, while Portugal’s general inflation hovered between 2% and 4%. Even with government caps on long-term rent increases, many landlords are shifting properties to short-term rentals to bypass price controls. If you are planning a move to a major hub, prepare for premium pricing. In Portugal, look for "Housing First" initiatives or properties outside the high-pressure zones of the capital. In Mexico City, be aware that landlords must now follow inflation-linked hike limits, so always verify the previous year's rent before signing. Many seasoned travelers are now prioritizing cities like Da Nang or Chiang Mai, where total monthly costs often stay under $1,200.
