Several European nations are currently offering significant financial incentives to attract long-term residents to their rural heartlands. While often framed as "cash for moving," these programs primarily function as refurbishment grants designed to revitalize aging housing stocks and combat depopulation in remote villages and offshore islands.
Ireland provides some of the most substantial support through its "Our Living Islands" policy. Remote workers can access up to €84,000 for restoring derelict properties on offshore islands, or up to €70,000 for vacant homes on the mainland. To qualify, the property must have been built before 2008 and vacant for at least two years. You must also commit to using the property as your primary residence or a long-term rental for at least five years.
In Italy, the Trentino province has allocated millions to attract professionals to its mountain villages. Their program covers up to 40% of renovation costs (capped at €80,000) and offers an additional €20,000 for the initial property purchase. This initiative targets individuals under 45 who are moving from outside the region and requires a 10-year residency commitment.
Greece focuses on a mix of direct relocation grants and tax perks. In regions like Evros and Kastoria, families and remote workers can receive up to €10,000 for relocating to depopulating areas. These grants are often paired with the Greek Digital Nomad Visa, which allows for a 50% income tax reduction for eligible workers who stay for at least two years.
For digital nomads and expats, these programs offer a path to affordable property ownership in exchange for a long-term commitment to a local community. Applying usually involves submitting technical renovation plans to local authorities and providing proof of remote income or residency status. Keep in mind that breaking the residency requirements early typically results in having to repay the grant in full.
